When you are pricing a home, there are a lot of factors that you will need to think about. For example, you might want to think about under-pricing your home. Here are a few reasons that under-pricing your home can be wise.

Attract Buyers

Everyone loves to get a deal, and when you under-price your home, you are going to be able to attract a lot of buyers. If you over-price your home, you might sit there for months or years without anyone looking at your house. 

Bidding War

In order to sell your house quickly, you want to get as many potential buyers interested as possible. If there are several people that want the house, this could turn into a bidding war. In many cases, the final sales price of your home will actually be up close to the market value of your home. If you had priced the house above market value, you would have simply scared off all of these people. 

MLS Search

Another reason that you might want to consider under-pricing your home is so that it will more easily be found through a search of the MLS database. For example, if you were considering pricing your home at $155,000, if you dropped the price to $149,999, your house will show up in searches of houses under $150,000.
