Getting a home warranty with a new home purchase is becoming more and more common in today's real estate market. Many sellers are purchasing these home warranties to use as a selling feature. There is a certain amount of assurance that comes with having a warranty on the house that you are about to buy. However, they do not cover every single contingency that might come up. Here are a few things that a home warranty will most likely cover. 

HVAC System

Your heating, ventilation and air conditioning system should be covered by the home warranty, for a period of time. If your air conditioner breaks down during the warranty period, they will come out and fix it or replace it for you. Depending on the warranty, you might have to pay a deductible.


The plumbing inside of a new house has been the source of problems for many new homeowners. With a home warranty, you can avoid many of those problems. Plumbing bills can be extremely high. However, if you have a home warranty, you do not have to worry about them. Your warranty provider will contract with a local service provider to come fix it for you.
