A property inspection report is an important part of buying a house. It allows you to check the house for any structural problems before you actually buy it. The inspectors handle all the legwork and give you a report. Unfortunately, every once in a while, errors crop in to home inspection reports. That is why you should be especially careful when it comes to accepting results of certain aspects of home inspection.

Roof

Many inspectors will not consider roof damaged, unless the signs are obvious. The problem is that, as the roof ages, it starts to gradually break down. The damage starts out small, but it grows slowly and steadily as erosion, wear and insects take their toll. In order to avoid this problem, try to find out the age of the house and the roof.

Signs of Flood

Many inspectors will look for the obvious signs of past basement flooding while ignoring the more subtle clues. This is one area where inspectors shouldn't spare time and resources - doing so could have devastating consequences for you years down the line.

Chemical Hazards

Many inspectors will overlook hazards caused by the property's building materials. All homes that were built before 1978 are likely to contain lead paint and, in some cases, asbestos. Prolonged exposure to those substances creates long-term health problems.



Are inspection reports sent to everyone, including the listing agent and selling agent?



In many cases, everyone ends up with a copy of the inspection reports from the home inspector. However, the inspector will not always provide a report to everyone involved automatically. Generally, the inspector will provide a report to the individual that ordered it. The person that ordered the report will have to authorize the home inspector to provide the report to other individuals if she needs or wants to have copies given to them. This means that the report distribution has to be authorized by the right people before it can be passed around. Before the deal can be completed, the person that ordered the report may need to give it to the other parties involved.
