How to Make Appropriate Home Improvements for Appraisal

As a result of home improvements, appraisal values can increase on a house. If you own a house and you are trying to increase the value, there are a number of things that you can do. However, many people end up doing the wrong things and believing that they have made the value of their house increase. If you want to invest money into the improvement of your house, you will want to make sure that you are getting some type of return on your dollars. Here is how to make appropriate home improvements for an upcoming appraisal.

Ineffective Improvements

The most important thing is to stay away from the ineffective home improvements. These are things that could be considered improvements to your home but will not actually raise the value of the house. There are many things that people spend their money on without actually getting any kind of value back out of them. Some examples of these things are:

  • Drapes

  • Appliances

  • Carpet

These things can help the house look much better and you will undoubtedly enjoy living there more after you get all of these things. However, you will not add value to the home. In order to qualify as something that adds value to the house in an appraisal, it has to be permanently affixed to the structure. If it is just a covering or something that sits in the house like carpet or appliances, you will not get anything added to the actual value.

Effective Improvements

There are several things that can help the value of the home. If you focus on the things that add value, you will make the best use of the money that you have to invest. Some of these improvements include installing:

  • Hardwood flooring

  • New cabinets

  • Adding a room

When you install hardwood flooring, you are installing a permanent floor that is attached to the subfloor. Many homeowners think that they are improving the value of the house by installing laminate that looks like wood. However, this type of flooring is a floating floor. You do not attach it to the floor and therefore, it is considered floor covering just like carpet would be.

Adding on a room could be the best way to increase value as you are adding square footage to the house overall. People pay for square footage and an extra room adds appeal to the house. Adding a room will require that proper permits are filed and the information must be changed with the recorder’s office to be validated as well.

Make sure that you consider your options carefully and do not sink money into projects that will not pay off in the long run. Some repairs are necessary for living conditions, consider spending less money on those items, such as carpets.
